Zoning Change Streamlines Redevelopment in B2 Business District
Key Points
- Allows redevelopment of non-conforming B2 lots by right for conforming uses
- Removes the requirement for a ZBA special permit for these specific redevelopments
- Aimed at encouraging business investment and streamlining the permitting process
Voters approved Article 30, a business-friendly zoning amendment designed to streamline the redevelopment of non-conforming lots within the B2 district. The change allows for the redevelopment of these properties by right, provided the new use is conforming to current zoning rules.
Town Planner Karen Horn explained that the article removes a hurdle that previously required property owners to seek a special permit from the Zoning Board of Appeals (ZBA) just to redevelop a grandfathered lot. This... would allow currently developed non-conforming lots within the B2 district to be redeveloped to a conforming use without needing to go to the ZBA,
Horn said.
The Advisory Board supported the measure as a process improvement that encourages investment in the local business district. The motion required a two-thirds majority to pass and was approved by a show of hands.
Motion: To amend the zoning bylaw table of dimensional and density regulations.
Vote: Passed by 2/3 Majority
